Privacy Policy — LVL Property Management TN, LLC

Who we are. LVL Property Management TN, LLC ("we," "us") is a Tennessee limited liability company that manages residential rental properties in the Memphis, Tennessee area. Our mailing address is 2298 Young Ave Unit #369, Memphis, TN 38104, and we can be reached at info@lvlventuresllc.com or (901) 554-5899. We operate in affiliation with LVL Ventures LLC; this policy covers rental applications, tenant relationships, and this website.

Information We Collect

• Application information you provide directly: name, contact details, date of birth, residence and employment history, income information, and household details.
• Identity verification data collected through our verification provider, Plaid Inc.: images of your government-issued ID, a selfie used to confirm the ID belongs to you, and your phone number (verified by SMS). This process may involve biometric comparison of your selfie to your ID photo, performed by Plaid's service; we receive the verification result, not a biometric template.
• Financial information you authorize through Plaid: confirmation of bank account ownership, account balances, and deposit/income history. You log in directly with your bank — we never see or store your bank username or password.
• Screening reports from consumer reporting agencies (credit, eviction, and criminal background), obtained with your authorization through our screening service.
• Tenancy records if you become a tenant: lease, payment history, maintenance requests, and communications.

How We Use Information

• To verify your identity and evaluate your rental application against our written, uniformly applied screening criteria;
• To manage the tenancy: rent collection, maintenance, notices, and communications;
• To comply with legal obligations, including fair-housing, tax, and consumer-reporting laws; and
• To protect against fraud.

We use your financial data only to evaluate your rental application. We do not sell or rent your personal information to anyone, and we do not use it for marketing.

Plaid

We use Plaid Inc. to verify identity, bank account ownership, and income. By using the verification link we send you, you grant your financial institution permission to share data with Plaid, and Plaid shares the results with us. Plaid's handling of your data is governed by Plaid's End User Privacy Policy. You can view and revoke your Plaid connections at any time at my.plaid.com.

How We Share Information

• Service providers that process data for us: Plaid (verification), Buildium (property-management platform and this website), our tenant screening service, and Google (business email and document storage);
• Consumer reporting agencies, when legally permitted (e.g., reporting rental payment history or unpaid balances);
• Professional advisors (attorney, accountant) under confidentiality; and
• Public authorities where required by law, court order, or to enforce a lease.

Data Retention and Security

We keep screening records of applicants who are not approved for 3 years from decision, tenant records for 7 years after tenancy ends, and we remove screening bank connections promptly after a decision, under our written Data Retention and Deletion Policy. We protect data using access controls, multi-factor authentication, encrypted devices, and established cloud providers; no method of storage is 100% secure.

Your Choices and Rights

• You may decline the Plaid verification; where you cannot or prefer not to connect a bank account, we accept documentary proof of income under our screening policy (this may extend processing time).
• If we take adverse action based on a consumer report, you will receive a notice identifying the reporting agency and your rights to a free copy and to dispute inaccurate information.
• You may request a copy or deletion of the personal information we hold about you at the contact above; we will honor requests except where retention is required for legal or dispute purposes.

Changes

We will update this page and its effective date when this policy changes. Continued use of our services after a change constitutes acceptance of the updated policy.
